Grayhawk

The short version

Grayhawk is a large North Scottsdale master-planned community with golf, parks, trails, gated and non-gated neighborhoods, and homes ranging from lock-and-leave properties to custom estates. Jill Alexander likes it for buyers who want the North Scottsdale lifestyle without feeling too far removed from everything else. Beautiful neighborhoods, golf, and open space sit close to the 101, restaurants, shopping, and everyday conveniences, which makes Grayhawk one of the easiest communities to actually live in.

People often think Grayhawk is primarily a golf community, and that undersells it. Golf is a big part of the lifestyle, but The Park, The Retreat, gated and non-gated neighborhoods, condos, single-family homes, and custom estates make the experience very different depending on where you are. Jill walks every buyer through the different pockets before deciding whether Grayhawk fits, because two homes with the same address can live completely differently.

Grayhawk at a glance

Homes & Lots
Broad mix from condos and attached residences to single-family homes and larger custom properties, with much of the community developed from the late 1990s into the 2000s
Gate Status
Mostly non-gated in The Park; guard-gated golf-frontage sections in The Retreat
Architecture
Sonoran Desert, Mediterranean, and contemporary styles, varying by village; remodeling level affects how similar homes live and show
HOA
Master Association dues plus village dues, roughly $100 to $350 a month depending on section

Views and orientation

Grayhawk can offer golf-course, mountain, open-space, and sunset views, but the individual lot matters far more than people expect. Jill pays close attention to what a home backs to, how private the yard feels, where the afternoon sun hits, and whether there is road exposure. Two homes with the identical floor plan can live completely differently depending on the lot, which is why she never compares Grayhawk homes on square footage alone.

Who Grayhawk actually fits

01

You want North Scottsdale without feeling cut off

Grayhawk delivers beautiful neighborhoods, golf, and open space while staying close to the 101, restaurants, shopping, and everyday conveniences. It rewards a buyer who wants balance over extremes.

02

You want significant acreage or dramatic seclusion

If a buyer wants to feel completely removed from the city and surrounded by high-desert scenery, Jill steers them toward Troon, Troon North, or Desert Mountain instead. For a more curated, village-style community with a built-in social and retail component, she shows DC Ranch.

03

You think Grayhawk is only about golf

Golf is a major piece of the identity, but The Park, The Retreat, condos, single-family homes, and custom estates create very different lifestyles under one name. Which pocket you are in changes almost everything.

Jill’s take

Grayhawk is very micro-location dependent, and that is one of the most important things a buyer needs to understand before shopping it. Gate status, golf frontage, open-space adjacency, road exposure, and how updated a home is can all affect value. I would never tell a buyer to compare two Grayhawk homes on price per square foot alone, because the lot and location matter just as much as the house.

Compared with the neighbor: Grayhawk vs. Windgate Ranch

Ranch-style entry with red brick and tile roof, Grayhawk
Grayhawk
Established and versatile, with golf, parks, and a wide range of homes close to the 101 and everyday conveniences. Wins for a buyer who wants North Scottsdale living without a private-club lifestyle built around one amenity.

Windgate Ranch (page coming soon)
Newer and more amenity-focused, built around a single guard-gated Toll Brothers community with a resort-style clubhouse. Wins when a buyer wants newer construction and consistent architecture over Grayhawk’s broader variety.

Jill also compares Grayhawk with DC Ranch and McDowell Mountain Ranch. DC Ranch feels more curated and lifestyle-driven, McDowell Mountain Ranch feels more connected to the mountain and the Preserve, and Grayhawk often wins with buyers who want a great North Scottsdale location without needing their entire lifestyle to revolve around a private club.

Questions about Grayhawk

What is Grayhawk and who is it right for?

Grayhawk is a large North Scottsdale master-planned community with golf, parks, trails, and homes ranging from lock-and-leave properties to custom estates. It suits a buyer who wants the North Scottsdale lifestyle without feeling too far removed from the 101, restaurants, shopping, and everyday conveniences.

What is the difference between The Park and The Retreat in Grayhawk?

The Park has more of a traditional, mostly non-gated neighborhood feel, while The Retreat includes guard-gated sections along golf frontage. The two read very differently on the ground, which is why Jill walks buyers through both before narrowing a search.

Is Grayhawk gated?

Not entirely. Grayhawk is mostly non-gated in The Park, with guard-gated golf-frontage areas within The Retreat. Gate status has to be confirmed for the specific subdivision rather than assumed for Grayhawk as a whole.

Do I need a golf membership to live in Grayhawk?

No. Golf is a significant part of the Grayhawk identity, but a home purchase does not automatically include club membership, and plenty of residents live there without joining. Jill confirms what is and is not included before a buyer assumes anything.

Who should not buy in Grayhawk?

A buyer who wants significant acreage, dramatic elevation, or a very secluded desert environment is usually better served by Troon, Troon North, or Desert Mountain. A buyer who wants a more curated, village-style luxury community with a built-in social and retail component often fits better in DC Ranch.

How does Grayhawk compare with DC Ranch or Windgate Ranch?

DC Ranch feels more curated and lifestyle-driven, Windgate Ranch feels newer and more amenity-focused around a single guard-gated Toll Brothers community, and Grayhawk feels more established and versatile. Grayhawk often wins with buyers who want a great North Scottsdale location without needing their lifestyle to revolve around one private club or amenity.
